Surrey's commercial locksmith for offices, strata buildings, retail strips, and light industrial — master key systems, access control, and high-security hardware installed by licensed technicians who actually show up on schedule.
Surrey is growing fast — Guildford towers, Newton industrial parks, King George Boulevard retail, and hundreds of strata complexes in South Surrey and Cloverdale. Every one of those buildings needs a security setup that actually holds up when a tenant leaves without returning their key, a staff member is let go mid-shift, or the front-door deadbolt finally gives out. We're a mobile commercial locksmith covering all of Surrey and the surrounding Fraser Valley. No dispatch centre, no sub-contracting: a licensed tech drives to your site, quotes you on the spot, and gets the work done that visit.
Commercial lock work is more than swapping a deadbolt. Here's what we handle on a typical business call:
Prices depend on hardware grade, number of doors, and whether existing hardware can be rekeyed or needs replacing. These are typical ranges — you'll get an exact quote before any work starts.
| Service | Typical range |
|---|---|
| Commercial lockout (after-hours) | $120 – $200 |
| Deadbolt swap (commercial grade) | $160 – $280 per door |
| Mortise lock replacement | $250 – $450 per door |
| Master key system (5–10 doors) | $400 – $900 |
| Strata rekey (per suite, labour only) | $55 – $95 per suite |
| Panic bar / exit device install | $280 – $550 |
| Electric strike or mag-lock install | $350 – $650 |
| Restricted keyway cylinders | $120 – $220 per cylinder |
Hardware cost is additional and varies by brand and grade. We'll source and supply or install customer-supplied hardware — your call.
Describe your site — number of doors, current hardware, what's happened. We'll give you a rough range on the phone and confirm a same-day or scheduled arrival window.
The technician walks the property, checks existing cylinders and frames, and provides a written quote. No work starts until you approve it. For strata jobs we coordinate with the property manager directly.
We carry commercial-grade hardware in the truck for most standard jobs. Master key charts and key records are handed over to you — we don't keep copies. Payment on completion by card, e-transfer, or invoice for established accounts.
Surrey has one of the highest concentrations of strata-titled buildings in Metro Vancouver — from the large concrete towers along 104 Avenue and King George to the townhome complexes spread through Fleetwood, Sullivan, and Clayton Heights. A strata rekey program is usually triggered by a long-term tenant departure, a lost fob, or a council decision to upgrade to a restricted keyway that stops unauthorized key copying.
We work directly with strata councils and property management companies. A standard suite-by-suite rekey on a 40-unit building takes one scheduled visit with two technicians. We provide a written key-cut record for the strata's records and can implement a grand-master / master / sub-master hierarchy across common areas, amenity rooms, and individual suites in a single system.
Surrey's commercial corridors — King George Boulevard from the Pattullo Bridge down to White Rock, the 152nd Street retail strip in South Surrey, Scott Road between Delta and Guildford, and the Newton industrial area around 76th Avenue — are a mix of strip-mall tenants, medical offices, warehouses, and professional suites. Tenant turnover is real and so is the need to rekey quickly when a lease ends or a staff member exits unexpectedly.
For retail and office tenants we carry the most common commercial cylinder profiles in the truck. A standard deadbolt rekey or cylinder swap typically takes under an hour. For new tenants taking over a space we recommend a full cylinder replacement with a restricted keyway — the modest upfront cost prevents the ongoing problem of previous tenants still holding working keys.
Yes — for smaller buildings (under 30 suites) one technician can usually handle it in a single scheduled visit. Larger buildings work better with two techs and an advance notice to residents. We coordinate timing with your property manager and provide a completion report listing every suite and common-area lock that was serviced.
A restricted keyway is a proprietary key profile that only licensed locksmiths in the manufacturer's network can duplicate — hardware-store key machines can't cut them. For any multi-tenant site where controlling who holds a key matters (strata, medical office, daycare), a restricted keyway removes the "someone got a copy made" problem entirely. We supply and install ASSA Abloy and Medeco restricted systems.
We install the hardware side of access control — magnetic locks, electric strikes, push-button exits, and wired keypads. For full IP-based access control systems with app management and audit logs we work alongside the building's low-voltage contractor. If you need a simpler coded-keypad deadbolt for a single door, we can supply and install that on the same visit.
Usually a door-alignment issue: the building settles, hinges sag, or the frame was never quite right. We adjust hinges and strikes to get the door latching cleanly, and can replace the latch bolt if it's worn. If the frame is badly damaged (common after a break-in attempt), we do frame repair and reinforcement before installing new hardware.
Absolutely. We issue itemized invoices — labour and hardware broken out separately — suitable for strata meeting minutes and CRA records. For property management companies we can set up account billing so invoices are emailed directly to your accounting department.
For emergencies — staff locked out of an office, a front door that won't open at opening time — we aim to be on site within 20–30 minutes from anywhere in Surrey. Call the line directly; don't book online for an active lockout, as the phone gets dispatched faster.
