A commercial lock problem is nearly always a question about key custody. When a unit changes hands on a Fraser Highway retail run, or a keyholder stops turning up at a yard on 192nd Street, nobody can say with any confidence how many working keys are still out there. The number on the handover sheet and the number in circulation are two different figures, and closing the gap between them is what a commercial locksmith is actually hired to do. Most Surrey commercial bookings sit somewhere in this list. Up to about four or five doors can be scoped from a description over the phone. Five doors or more is worth booking ahead, because the right blanks then travel out with the technician instead of being fetched on a second trip.

Say how many doors are involved, what key you are currently holding, and roughly how many copies of it exist. That third answer is the one almost nobody has, and it is the one that decides whether the job is a re-pin or a cylinder change.
Beyond about four or five openings the site is walked first, then priced. Where a master system is already running, the existing hierarchy is confirmed first, so re-pinning one unit does not quietly knock out a manager's access to the rest of the building.
Nothing is signed off from a diagram. Each key is tried in each door it should open, and in the doors it should not. The invoice then comes out itemised, labour and hardware on separate lines, in the form a bookkeeper or a strata treasurer can file without rebuilding it first.
Tenant turnover is routine commercial work for us in Surrey, and what it takes depends entirely on how the building was keyed to begin with. Plenty of the older retail runs, the Fleetwood strips in particular and the small units in its town centre pocket, were set up years ago on one master arrangement covering the whole row. Changing a single tenant on a system like that means reworking the sequence across every unit rather than touching one door, which is why those get walked before a number is given.
For an incoming tenant a rekey is the cheap answer and a cylinder change onto a restricted profile is the correct one. A restricted profile is a blank the manufacturer only releases through its own licensed network, so a former tenant, a departed employee or a cleaner who never handed anything back cannot walk into a hardware store and have a spare cut. Where controlling key holders is the entire point of the call, that ends the problem rather than postponing it.
Landlords holding several units in one building usually want one key that opens all of them while each tenant opens only their own. That is cheap to set up at the start of a tenancy and awkward to retrofit four tenancies later, once the units have drifted onto four unrelated keyways.
Four routes carry the heaviest commercial load, though smaller strips run through most of the neighbourhoods as well. King George Boulevard carries the longest stretch, Pattullo Bridge at one end and White Rock at the other. The 152nd Street retail strip carries South Surrey. Scott Road takes the western edge, running the Delta boundary alongside North Delta and Newton. Port Kells, out in the northeast corner, is the fourth, and it behaves far less like retail than the other three.
What sits along them is a mix of strip-mall tenancies, medical and professional suites, warehouses, and ground-floor retail underneath residential floors. One address can therefore involve a tenant's own front deadbolt, a landlord's master, and a corridor door the building owns, all within a few metres of each other. Working out which of those you are asking us to change is the first minute of most commercial calls.
The retail anchors bring their own pattern. Guildford's commercial units face the Town Centre parking structures and run exit hardware at the front with keyed service entries behind. Around City Parkway, Central City, the Surrey City Centre Library and the courthouse district the lock work itself is ordinary and the parking is not, so the arrival window quoted for that pocket accounts for King George at evening rush instead of pretending it will be clear.
The industrial end of the territory is spread wide. Port Kells carries the depots and warehouse units on 192nd Street, 188th Street and 96th Avenue. Further west and south there is commercial and light industrial around Deltaport Way and the Annacis Island approaches, the Ladner industrial area near 64 Avenue, storage and industrial units off Fraser Highway in Aldergrove, and the 56th Avenue industrial park and Highway 1 corridor over in Langley.
Three jobs recur across all of it: padlocks on secured yard gates, access door cylinders on man doors, and a multi-door master arrangement stretched over several buildings on one site. The shared inventory is not just a lobby: amenity rooms, storage and the mail and parcel hardware all belong to it, and mail is the item most often discovered late, usually by a resident who cannot get a delivery out. Common commercial keyway blanks travel on the truck, and a single deadbolt rekey or cylinder swap is usually under an hour. Five doors or more is worth flagging on the call so the right blanks are loaded before anyone sets off. Restricted profiles are the exception: those blanks are ordered rather than stocked, so that work is booked in rather than squeezed into the same afternoon.
Replace, onto a restricted profile, if key control is the reason you are calling. A rekey stops today's keys working, which is plenty when you know who held them. Once a unit has turned over two or three times with nobody keeping a record, the honest position is that the key count is unknown, and a restricted cylinder is what makes it knowable from that point forward.
