Door, frame and closer repair in Surrey

Surrey was built out roughly one neighbourhood per decade, so the same complaint reaches us with four different causes sitting behind it. We work out which one before quoting it.

The door in front of you usually tells you which decade of Surrey you are standing in. The old townsite along Fraser Highway in Cloverdale still runs heritage-era houses on their original hardware, in wooden frames that have shifted enough over the years to pull the strike plate out of line with the bolt. Panorama Ridge and Sullivan are the suburban middle: the Ridge built out through the 1980s and 1990s on Kwikset and Schlage keyways that in plenty of cases have never been touched since, Sullivan on the boom that followed in the late 1990s and 2000s. Clayton Heights went up mostly after 2005 on builder-grade hardware. The concrete towers in Surrey City Centre are post-2010. Four eras, four separate reasons a deadbolt stops seating, and only one of them is solved by buying a new lock.

The complaint that arrives most often is the Cloverdale one: the deadbolt barely catches. That is geometry rather than wear. The frame has moved, it has taken the pocket with it, and the bolt now arrives a few millimetres short of the hole it was cut for. Adjusting the strike plate and repositioning the bolt throw puts it right, and on a townsite door that is normally under an hour of work. Sometimes an aging cylinder comes out on the same visit, and if so you hear it at the door rather than on the phone.

The second thing worth knowing about Surrey is that the door that fails is frequently not the front one. A South Surrey detached house routinely carries a front door, a back door, a keyed gate and an attached garage handle, three to five cylinders on one property, and the opening nobody uses daily is the one that quietly stops latching. Panorama Ridge has secondary suites built into the fabric of the neighbourhood, with separate basement entries and side-yard doors reached off steep driveways on the hillside sections and the elevated crescents near 76 Avenue. Detached garages there are still on padlocks or older mortise hardware. In Sullivan the call that follows a damp winter is often seized garage hardware rather than a house door at all.

Say what the door is doing and, just as usefully, which door it is: front entry, back door, basement-suite entrance, side-yard door, garage-to-house, shop front, yard gate. In Port Kells give a street address or the closest corner, because properties out there are spread over real distance and a time quoted off an area name would be a guess.

Gate access and what rides on the van

Inside a strata complex, give us the complex name as well as the cross street. We are in the Fleetwood and Clayton complexes constantly, so parking and gate access are less of an obstacle than they sound. What the building is decides the load on the van: replacement jamb material and heavy strikes if the door has been through a break-in, a matching closer and arm when it is a storefront, a plane and a set of shims if the slab itself has grown, hinge sets for a door that has dropped. There is no shop and no drop-off counter. 10609 King George Blvd is where the truck starts from, not somewhere you bring a door.

Full cycle tested before payment

Nothing gets priced until the cause has been found. Once the repair is finished you watch the whole sequence yourself: the latch taking hold, the deadbolt running its full travel, the closer timed so it neither slams nor stalls, and no catching along the hinge side. On a property with several openings you also get told which of the others are sound and which will want attention next year, rather than having them quietly added to the invoice.

Break-in repair on Surrey retail and rental doors

When a Surrey door gets forced, the part that gives is the jamb. The lock normally survives it intact. The wood splits around the strike because the screws holding that strike stopped in trim and never reached the framing behind it, which is how most of these doors were assembled in the first place. Putting it right means a new length of jamb, hinge fixings that run all the way into the stud, and a reinforced strike bedded properly, so the rebuilt opening resists more than the original construction did.

The version we see most in Surrey is commercial and at ground level. A small business on 128th Street with a forced front glass door needs the frame repaired and the locks changed before Monday morning, and those two things are one visit rather than two. Guildford produces the residential version, usually through a landlord or a property manager rather than a tenant, because the quiet streets just off 96 Avenue carry a significant amount of rental stock. If the door has to be made secure tonight, that is an emergency call and the board-up happens then. Commercial doors on 176th Street, Fraser Highway and in Port Kells

Cloverdale puts the heaviest wear through its hardware. Light commercial along Fraser Highway and 176th Street, the retail around the Cloverdale Mall and the Fairgrounds, the auto-industry shops near the Cloverdale Auto Mall, and the warehouse and light-industrial units east of 184th Street all cycle their doors more in a year than a house manages in a decade, and a commercial door that does not work is not something a business can leave until next week. On the Fraser Highway corridor in Clayton Heights, between 184th and 192nd Streets, closer adjustments get booked around trading hours rather than dropped into the middle of a shift.

A commercial door cycling at that rate rarely fails at the lock. When it stops latching it is nearly always alignment: the building has settled, the hinges have sagged, or the frame was never quite square to start with. The fix is hinge and strike adjustment, a latch bolt replaced where it has worn, and frame repair and reinforcement before any new hardware goes on where the frame itself has taken damage, which is common on a door somebody has already tried.

Port Kells runs on a different clock. Industrial yards, trucking depots, manufacturing units and distribution warehouses along 192nd Street, 188th Street and 96th Avenue, all of it running shift work, which is why calls from there come in overnight as often as during the day. The work is access doors and the padlocked hardware on secured yard gates, and on the older detached and small-acreage properties along 88th Avenue it is solid-core doors carrying hardware nobody has touched in fifteen years, some of it non-standard enough that a cylinder has to be sourced rather than pulled off the van. Guildford is different again: the units facing the Town Centre parking structures run push-bar hardware out front and master-keyed back-of-house entries behind, two door types with two failure points on one tenancy. Frequently asked questions

The deadbolt barely catches on our Cloverdale door. Does the lock need replacing?
Usually not. On the old townsite the wooden frames have shifted over the years and taken the strike plate out of line with the bolt, so the bolt is arriving where the pocket used to be. Adjusting the strike plate and repositioning the bolt throw fixes it, normally inside an hour. If the cylinder has aged out as well you hear that at the door and it gets priced separately. Swap the lock and the new one goes into the same misaligned pocket, with the same result by the end of the week.
Which door and which intersection should I give when I book?
Both, and the door matters more than people expect. A front entry, a back door, a basement-suite entrance, a side-yard door, a garage-to-house door, a shop front and a yard gate all send different parts and different tools. On the Panorama Ridge hillside, along the elevated crescents near 76 Avenue, the driveways are steep and the suite entries sit apart from the main entrance, so a technician told "side-yard door" arrives at the right side of the house instead of the front step. In a strata complex, add the complex name to the cross street.
Our garage-to-house door has dropped and stopped latching. Is that door repair?
Yes, and it is one of the more straightforward jobs on the list: a hinge adjustment, a strike plate moved, or both. Garage side-door hardware is on the same visit, as are the detached garages around Panorama Ridge still running padlocks or older mortise hardware. Garage door openers and remote programming are outside what this page covers.
Our building needs a common-area door repaired. How does that get scheduled?
As a booked visit rather than a dispatch, because a door repair is nothing like a lockout in how long the opening stands open. A lobby or parkade door with its slab off its hinges is a door nobody in the building can use for an hour, so the property manager who instructs the work also picks the window, usually against resident schedules and around the times the entrance is busiest. City Centre is where this comes up most, and the parkade access points and parking at the towers along University Drive and Whalley Blvd get worked out at booking rather than discovered on arrival. A repair to your own suite door needs none of that: book it yourself, any time.
Will modern hardware fit an older Ladner, Tsawwassen or Walnut Grove door?
Often, but it gets measured before anything is ordered. Older Ladner mortise doors around the Delta Street village core get assessed first: if the mortise body is sound we rekey or replace the cylinder, and if it is worn out the conversion we fit is one that suits the existing door prep. Tsawwassen's 1960s and 1970s ranchers and split-levels are largely still on original-era hardware, with strike plates out of line and frames that have moved over the decades, and a fair number carry storm door hardware in front of the entry as well. Walnut Grove has older frames with tight clearances and non-standard backset dimensions. In all three the bore and the backset get checked at the door, because discovering it afterwards helps nobody.
The jamb has gone soft where water got in. Can you still repair it?
A soft or rotted section of jamb gets cut out and replaced rather than patched, and that is normal work for us. Aldergrove sees the most of it, on frames that have been shifting through decades of Fraser Valley winters, and the older Ladner stock is not far behind. Where the rot has travelled past the jamb into the rough opening behind it, that is a general contractor's job rather than ours, and we say so on site before anything is committed to.
Is there an extra charge for the far end of the coverage zone?
