The question isn't whether to upgrade; it's whether the installer knows what they're doing. A smart lock fitted without checking the door prep, handing, backset, and jamb clearance will either wobble, misalign, or drain its batteries in a month. We do this correctly.

Smart locks for Surrey stratas and townhomes

Smart lock upgrades in strata units need to respect BC Strata Property Act requirements: any change to a door that affects the building envelope typically needs strata council approval, and you must not alter fire-rated assemblies without engineer sign-off.

In practice, most interior-face deadbolt swaps on individual suite entry doors are owner-controlled alterations that don't require approval — but we always recommend checking your strata bylaws first, and we're happy to provide a written description of the work if your strata manager needs it. For common-area or parkade doors, talk to us about commercial-grade keypad access systems — we handle those too.

Wi-Fi vs keypad: which is right for Surrey homes?

If your Surrey home already has strong Wi-Fi near the front door, a full Wi-Fi lock (Schlage Encode Plus, Yale Assure 2) gives you remote lock/unlock, activity logs, and smart home integration with Google Home, Apple Home, or Amazon Alexa. Battery life on modern Wi-Fi locks has improved significantly — expect six months to a year on most models when using alkaline AAs.

If Wi-Fi near the entry is patchy, or you simply want reliability without an app dependency, a keypad-only deadbolt (Schlage B60N encode, Kwikset 914) is a strong choice. No internet required, codes still work during outages, and installation is simpler. For a rental property in South Surrey or a secondary suite in Fleetwood, a keypad lock is often the more practical long-term pick — easier for tenants, nothing to unpair between tenancies.

Can you install a smart lock on a door that has a knob but no deadbolt?

Yes, with some door-prep work. A standard knob-only door usually needs a new hole bored for the deadbolt's 2⅛-inch bore and the strike plate mortised into the jamb. We do that on-site with a standard door-prep kit. It adds time (and a bit of cost) but is entirely doable in a single visit.

What if my door is a non-standard thickness or has a double-bore?

Some older Surrey homes and strata units have non-standard door thicknesses or existing double-bore holes. Most major smart lock brands include extension kits for thick doors, and double-bore covers are available. We'll confirm your door's specs during the phone consult so there are no surprises on the day.

Will a smart lock work during a power outage?

Yes. Smart locks run on batteries, not mains power, so they keep working when the power goes out. The only exception is the app-remote function, which needs your home Wi-Fi router to be running — if the router is down (e.g. due to a BC Hydro outage), your keypad and physical key backup still work fine.

Do smart locks come with a key backup?

Most do. Schlage, Yale, and Kwikset all include a physical key cylinder on their smart deadbolts as a backup. August and some Bluetooth-only models do not include a cylinder, which is worth knowing before you buy. We'll tell you upfront if the model you've chosen is key-free so you can plan accordingly.

Can I get smart locks installed on my strata unit's front door?

In most BC strata situations, a like-for-like deadbolt swap on your unit's own entry door is an owner-controlled alteration. That said, strata bylaws vary — some require notice or approval for any lock change. We provide a clear description of the work for your strata council if needed. Common-area doors are a different matter; contact us for a proper access-control quote on those.

How long does the installation take?

A single smart deadbolt swap on a standard pre-drilled door typically takes 30–45 minutes including the Wi-Fi pairing and app walkthrough. If the door needs fresh boring, add 20–30 minutes. Multi-door residential jobs and commercial installs are scoped individually.
