What fails on a Surrey garage door depends mostly on what it is bolted to. A single-width door in a Clayton Heights townhome row wears out differently from a heavy insulated double on a Panorama Ridge two-storey, and both differ again from a shop door on an Aldergrove acreage. We repair the door where it stands, and the visit is not finished until it comes down flush on the floor with the lock bar taking hold.
The list of things that break on a garage door is short. Which one you have is largely decided by the kind of building it is hung on, and this coverage zone runs through four quite different kinds of building in an afternoon.
Two things make this a locksmith's call rather than a door company's. The first is that a garage on a Surrey house is usually also a way into the house, so a door that stops short of the floor or sits crooked in the opening is a security fault before it is an inconvenience. The second is that the hardware actually holding the door down, the lock bar, the slide bolt, the T-handle, is the piece a purely mechanical repair tends to leave exactly where it found it. We fix the moving parts, then we test the part that keeps it shut.
The coverage zone has thousands of townhomes with a single-width garage door of their own, and they did not arrive one at a time. Clayton Heights went up mostly after 2005. The Fleetwood complexes along 160 Street, Fraser Highway and 88 Avenue came through the 1990s and early 2000s. Walnut Grove is post-1990s and runs almost entirely on strata titles. That matters here, because a row of doors hung inside one build phase is a single cohort: same builder hardware, roughly the same number of cycles behind it, and the same wear point arriving within a year or two across the whole row. When one owner calls about a squeal, the neighbours are rarely far off it. Several units can go into one booked visit with the parts loaded for all of them, rather than four separate call-outs on four separate days.
Whether the door on your own unit is yours to book or the strata's to authorise is a bylaw question, so it is worth checking before anything is ordered. The vehicle gate at the entrance to the complex is the building's own equipment either way, and gets arranged through the property manager.
Panorama Ridge is the clearest case of the other kind of Surrey garage: a two-storey on a conventional lot with the garage attached, built out through the 1980s and 1990s, often with a suite below. Sullivan adds more of the same from the suburban boom of the late 1990s and 2000s, and the detached pockets of Newton around Sullivan Heights run to the same pattern. A double opening is wide enough that its two sides can get out of step with each other, and that is the failure people miss. One cable slips a turn on its drum, one side of the door starts riding a centimetre lower than the other, and the door begins binding in the track long before anything visibly breaks. On a single door that shows up as a jam. On a double it shows up as a wedge of daylight at one end when the door is supposedly shut.
If the house has a suite below and both households park inside, say so on the call. A door serving two households is running far more cycles than the one the builder's spring was chosen for, and it comes back for that spring earlier than the neighbours do. At the other end of the size range, the larger detached houses on Elgin Road and Panorama Place in South Surrey, and the estate stock through Elgin Chantrell and Sunnyside Park, carry the heaviest doors we see. Weight is what decides where a repair lands inside the price bands below.
The far end of the coverage zone corrodes rather than simply wears. Tsawwassen sits between Boundary Bay and the Strait of Georgia, the White Rock hillside looks straight out over open water, and the Ladner lots run down to the water. Salt in the air is the reason exterior hardware gets specified for moisture tolerance down there, and it treats a garage door the same way it treats a lock: steel rollers pit and seize on the stem, hinges stiffen, and the lift cables go first where they wind onto the drum, which is the one part nobody ever looks at. Corroded steel rollers come out for sealed nylon, and the grease that goes back on is one that does not rinse off.
The White Rock hillside adds a second problem to the first. Those are steep lots with long driveways, and a driveway that falls toward the garage delivers rain to the bottom of the door rather than letting it run away. A bottom seal there is holding back running water, not standing water, and it hardens and splits years before the same seal does on a flat lot in Ladner.
Out past 264th Street the garage is often not the only opening on the property with a track over it. Aldergrove still has blueberry farms and hobby acreages a few minutes from the Fraser Highway shops, and the Langley Township addresses out on 232nd Street run to acreage with outbuildings and secondary gates. A call there is usually a property rather than a door. What belongs on this page is anything with a track, a spring and a cable on it. Say up front which of the two you want, because it changes what goes on the truck before it leaves.
Springs are the part of this page to take seriously. A torsion or extension spring is carrying the entire weight of the door in wound steel, it gives no warning at all before it fails, and it will injure somebody who is holding it wrong. It is not a home job whatever the video suggests. Winding one calls for bars and clamps built for the purpose, and the tension gets set against the weight of your own door rather than a number off a chart. Three symptoms mean stop where you are: the door will not lift at all, it has gone noticeably heavier by hand inside a week, or one flat bang came out of the garage and nothing has moved since. Leave the door on the floor, keep the car and everybody else out of the opening, and call.

Those figures take in the parts, the labour, and the setting-up once the new hardware is on. Where a door lands within its band comes down to size and weight: the big insulated doubles on the larger South Surrey lots sit high in it, a single on an older Cloverdale garage sits low, premium hardware pushes either of them up. Describe the door and the symptom on the phone and the band becomes one number before a technician leaves. A section too far gone to straighten is measured against your door model and replaced with a matching one, which is what the top of that row pays for, and you hear which of the two you are getting at the door rather than after an invoice.
Single or double, roughly what era the house is, and what it is doing: will not lift, sitting off its track, one bang and then silence, daylight at one end when it is down. If it is a one-piece tilt-up rather than a sectional, that is worth saying, because the parts do not cross over.
The driveway is the workbench on this job. A townhome row shares its drive aisle, a hillside driveway climbs away from the house, and an acreage yard can put the garage a long way from the number on the gate. If a car is parked under a door that is already off its track, leave it exactly where it is and tell us that too.
The door gets run by hand off the opener first, so the price names the part that actually failed. When the repair is done the door runs its full travel more than once, the balance gets checked on the way, and the lock is tried with the door fully down. On most Surrey houses with an attached garage the overhead door is not the last door between the driveway and the living room. The interior connecting door is, and it is frequently the weakest thing on that route: a passage knob, a strike screwed into trim, nothing else. It is also the interior door most likely to drop on its hinges and stop latching, because it takes more traffic than any other door inside the house. We will adjust or rehang it on the same visit.
